For Buyers
The first thing you need to know about me is that professional integrity defines my practice and is my top priority. I take seriously my fiduciary duty to work diligently on behalf of my clients’ best interest. A typical transaction involves well over a hundred pages of contracts, disclosures and other documents. In addition, it involves dozens of phones calls and many meetings, faxes and emails as well. My clients say they value my time, patience, and understanding, along with my attention to detail, market savvy and skill at negotiation to get the job done.
Second, I listen carefully to each client as they express what is important to them, as each client has a unique set of needs and circumstances. I walk clients through both sides of a transaction—whether they are buying or selling—to help them better understand the overall process. We’ll discuss our individual responsibilities. For example, with your approval I will create a strategy for writing contracts and responding to counter offers. To keep things running smoothly, I’ll keep you apprised of deadlines and other responsibilities. I attend to the smallest detail and return all phone calls in a timely manner. Depending on transaction needs, I may coordinate with appraisers, title companies, loan brokers, pest companies, inspectors, and city/county and other local contractors. At closing, I oversee the signing of escrow papers with my clients.
Working with Buyers
Before we ever start looking at houses together, we meet for an initial interview to decide if we want to work together. At this initial consultation, we will discuss where you are now and where you want to go. Are you looking for your dream home or perhaps something for investment purposes? I will listen to you as you talk about what you want and I will offer my advice on how you can best get there given circumstances and the current market. Is it a buyers’ or a sellers’ market? Is your dream neighborhood one in which there is significant competition from other buyers, or is there plenty of inventory to select from? Answers to these questions will help us devise a suitable strategy.
We start with preparation to be in the marketplace. Clients who are prepared and knowledgeable about what to expect during the home buying process are primed for success when they finally find that “just right” home. First, I help you become pre-approved for financing, provide information on the contract and escrow process, and then we’ll begin to narrow the focus of your search. Through our work together we refine your needs and your goals: we’ll look at homes together, I’ll send you a customized email notice of new listings as they come on the Multiple Listing Service and you’ll tell me what you like and what you don’t like.
It generally takes a few weeks of working closely together for me to develop an intuitive sense of what you want. For me, it’s thrilling to find a home that I know suits my client to a “T,” and gratifying to share in the excitement with my clients when I’ve been able to make that connection.
