For Sellers
The first thing you need to know about me is that professional integrity defines my practice and is my top priority. I take seriously my fiduciary duty to work diligently on behalf of my clients’ best interest. A typical transaction involves well over a hundred pages of contracts, disclosures and other documents. In addition, it involves dozens of phones calls and many meetings, faxes and emails as well. My clients say they value my time, patience, and understanding, along with my attention to detail, market savvy and skill at negotiation to get the job done.
Second, I listen carefully to each client as they express what is important to them, as each client has a unique set of needs and circumstances. I walk clients through both sides of a transaction—whether they are buying or selling—to help them better understand the overall process. We’ll discuss our individual responsibilities. For example, with your approval I will create a strategy for writing contracts and responding to counter offers. To keep things running smoothly, I’ll keep you apprised of deadlines and other responsibilities. I attend to the smallest detail and return all phone calls in a timely manner. Depending on transaction needs, I may coordinate with appraisers, title companies, loan brokers, pest companies, inspectors, and city/county and other local contractors. At closing, I oversee the signing of escrow papers with my clients.
Working with Sellers
Selling a home, much like buying a home, requires advance preparation for the most profitable outcome. We start with an initial interview during which we discuss your needs and goals, and decide if we want to work together. Every personal situation is unique. Are you selling a long-held family home, or will you be relocating after a short stay? Do you need to be across the country in three weeks or selling in six months? Are you planning to upgrade to a larger home or better neighborhood? Together we look at your home from every angle and draw up a detailed approach that you are comfortable with for readying the property for the marketplace.
Some of my advice regarding preparation and marketing will include:
- repairs
- improvements
- inspections to obtain
- landscaping
- staging
- reviewing comparable property sales and pricing options
- innovative marketing material and strategies
The advice I offer is based on my years of expertise modified by your preferences and comfort level. You may decide on a marketing blitz or prefer a more private “appointment only” showing arrangement. We will discuss the merits and consequences of each and create a workable, effective plan. We will discuss what you can expect during the different phases of the transaction process from showings, to reviewing offers and negotiations, through the escrow and to the closing.
